Project Description

The 650,000SF refrigerated storage facility is a design-build project for Scannell Properties of Indianapolis, IN. The tenant is Kendall Jackson Family Wines and Biagi Brothers Trucking and is used for chilled wine storage and distribution.

The project is LEED Gold Certified from the USGBC. It incorporates innovative ideas such as 61% reduction in baseline Optimized Energy Performance, 50% increased open space, 40% water use reduction, over 75% construction waste diversion/recycle, non-chemical water treatment system, and Green Power purchase.

The site is served by a 1,900 linear foot Rail Road Spur and a truck dock, facilitating reduced carbon emissions in commodity distribution. Additional features: 4,000 AMP Electrical Service, truck axle scales, fuel storage and dispensing facility, Guard Shack with comprehensive security systems, 18,000SF of Class A Offi ce TI, 106 parking spaces and 30 tractor trailer storage units. The roof structure is structurally provisioned for a future 1 MW solar array for generating renewable energy.
